How To Get The Most Out Of Your Tenant Portal!
Your Tenant Portal allows you to create tasks for our team to action. Tasks can be viewed and monitored for progress reports so that you’re always kept in the loop. The Tenant Portal App allows you to keep a record of all communications with our team members and offers texting capabilities for added functionality. Tenants are encouraged to report any foreseeable late rent payments through the portal. The Tenant Portal allows you to attach files to your correspondence if needed. It's a great tool to use if you’ve grown out of your unit and need to submit any type of Landlord and Tenant Board Form (N9/N11).
Your Tenant Portal allows you to have access to your Lease Ledger anytime, anywhere. Gone are the days where Landlords collect rents via home visits, your Portal allows you to make rent payments by the press of a button from the comfort of your own home. COVID-19 has proven effective in demonstrating the importance of having a property management team that is onboard with offering online solutions. If you’re more of a “set it and forget it” type of person, you can automate rent payments to auto withdrawal every first of the month.
24/7 Access to important documents, like your Lease etc.
Tenant Portal allows real-time access to all your important documents pertaining to your tenancy. Some examples include your Lease Agreement with the Additional Terms, any additional agreements like lawn maintenance etc.
Report a Maintenance Issue
Is your unit in need of maintenance? At RSPM we encourage you to report all maintenance concerns because we take a pro-active approach to property maintenance. If the maintenance issue is of a non-urgent matter, we encourage you to report it through your Tenant Portal.

IS THE UNIT STILL AVAILABLE?
You’re in Luck! If the unit is still being advertised then it is still available!
IS IT PET FRIENDLY?
Yes! All of our units are pet friendly for responsible pet owners. Please keep in mind that some of our landlords may ask that you provide proof that your pet is spayed/neutered and is registered/tagged with the Greater City of Sudbury.
IS THERE A LEASE?
Yes, all our rentals require a minimum 1 year lease.
DO I NEED TO PAY LAST MONTH'S RENT DEPOSIT?
Yes, once your application is approved, you are required to pay Last Month’s Rent Deposit to secure the unit. If your deposit is not received within 48 hours then we will continue to process other applications which could result in another applicant securing the unit.
DO I NEED INSURANCE?
Yes, most units do require you to have insurance.
IS THERE PARKING/LAUNDRY AVAILABLE?
If parking/laundry is not mentioned in the ad, then it is not available.
DO YOU HAVE ANY UNITS THAT ALLOW SMOKING?
All our units are smoke-free units. Tenants are also required to sign a non-smoking agreement which may be used in court if you are found to be smoking in your unit.
HOW MUCH IS HYDRO?
The price of utilities differs between units. We do not provide this information but if you call the utility provider, they can provide it to you.
IS IT ALL INCLUSIVE?
Please refer to the ad for the unit you're interested in, it will mention whether the unit is plus hydro, or all inclusive.
WHAT IS REQUIRED TO APPLY FOR A UNIT?
We require that all potential tenants physically view the unit in order for us to process an application. Applications must be submitted in full (Rental Application + Proof of ID + Proof of Income). Residential & Employment References are a MUST, it’s important that you do not leave these sections blank on your application without an explanation otherwise your application will be deemed incomplete and will not be processed.
DO YOU DO CREDIT CHECKS?
Your Rental Application may be subject to a credit check, that’s why it is important to be forthcoming about any credit issues on your application that may appear on your credit check and provide an explanation.
I'VE NEVER RENTED BEFORE, WHAT DO I NEED?
If you are a first time renter it is important to show that you can afford the unit (Proof of Income) and that you provide additional references.
