Rock Solid Property Management (RSPM) was founded in 2012 on the principle of wanting to deliver quality customer service and care to all members of the rental community, landlords and tenants alike.
The company is owned and operated by a husband and wife team, Jerry Steinke & Holly Coulas. Both are experts in their respective roles and extremely dedicated to helping their clients manage their real estate investment portfolios. Jerry is skilled in many trades, he runs the daily operations of all necessary maintenance tickets that ensure your investment property runs smoothly. Holly ensures that the RSPM team is managed the property while the property maintains a Positive Cash Flow. This involves a property analysis that helps create investment strategies that identify potential expenses that will result in the best Rate of Return for our clients. Holly was raised by “mom-and-pop” landlords, this upbringing is reflected in her ability to properly manage investments without unnecessary expenditures.
RSPM prides itself in our Full Transparency business model. Our non-local investors love this about us because it leaves no room for doubt on services rendered. It also allows our clients to be as involved or un-involved as they choose. Our property management package also provides clients with a landlord portal that gives them access to real time data on their investment properties. Data such as rent reports, maintenance tickets, owner statements etc.

She is solid under pressure with a foundation within the legal end of Property Management, ranging from administration to attendance with the Residential Tenancy Board in multiple provinces.

Sherri strives to provide all potential tenants with a great leasing experience and provides a customized approach to accommodate all types of housing needs. With over a decade in customer service, 3 years in property management, and a business background, she is well versed and knowledgeable in her field. She is passionate about helping your tenants find a place they can start calling Home!
MICHELLE
Assistant Property Manager
Michelle is our youngest team member and was drawn to join the company because she too is working on becoming an investor. Fascinated with the business realm, she takes care of most administrative tasks including the Billing department. Michelle is a jack of all trades, often helping others around the office wherever she might be needed. Michelle is happy to lend a helping hand to both clients & tenants alike, you need only ask her!
